As dangerous goods restoration work is scheduled to begin at Hotel Ruiz Building in January 2022, property developers are working to build a parking tower for future residents and employees of the building in Washington, DC. I’m trying to buy an adjacent parcel from.

Hotel Ruizville has been vacant since 2010 and is now classified as a Brownfield Site. In 2020 Lady Louise LLC purchased a parking lot adjacent to the Hotel Louise building and signed a public-private partnership agreement with the city. Through that agreement, the city took over ownership of the building, as developers could apply for ineligible grants, such as the EPA Brownfield Cleanup Grant and the North Carolina Neighborhood Revitalization Grant. In May 2021, the EPA announced that it would use a $ 500,000 brownfield cleanup and evaluation grant to clean up the building.

The building was used as a hotel and storefront on the first floor until 1972, when the upper floors were converted to apartments and the first floor was converted to commercial use. Lady Louise LLC will redevelop the property to include a grocery store and additional commercial space on the ground floor, 40 apartments on the second floor and a banquet facility on the rooftop.

Developers say the biggest challenge they face as the project progresses is parking. There are eight spots in the building’s current parking lot. Developers estimate that about 60 spots will be needed to accommodate residents and employees.

Hotel Ruiz’s current car park is accessible from a city block with four car parks. At a meeting in the Washington City Council on Monday, Lady Louise LLC’s manager, Sean Sprouse, demands the purchase of its plot and surrounding green space to build several parking towers.

“These are vehicles that don’t put additional stress on the city’s parcels,” Sprouse wrote in a supplement.

“The most unique aspect of our demand is to provide more public space than the current urban parcels,” Sprouse added. “… Our goal is to create a functional green space connecting the main street, union array and waterfront. Mrs. Louise is at the center of the community, which is a hub of economic activity and with the main street. We believe this is the best way to connect the waterfront. This can be achieved with a pedestrian deck that runs from the main street and wraps around the building with waterfront views and access to the south side of the new parcel. “
