New office, residential buildings on tap for Diamond Hill in Denver’s Jefferson Park – The Denver Post – Denver, Colorado

Denver-based Confluent Development wants to redevelop the Diamond Hill Office Complex in Jefferson Park, both office and residential.

The company submitted a concept plan to the city last weekend, 2420-2490 W. 26th Ave. Proposed to build the following new structure in the 7.4 acre section of.

  • A 451 unit apartment complex with 10,866 sq ft of retail space and 413 parking spaces.
  • A second 569-unit apartment complex with 44,674 sq ft of retail space and 499 parking spaces.
  • A pair of connected office buildings with a total of 411,187 sq ft of office space, 3,600 retail sq ft and 707 parking spaces.

There is an office building in the south of the site and a multi-family building in the north. The plan shows a new road that extends to the site.

The image of the development proposal shows the structure to be built at the Diamond Hill Complex in Jefferson Park.

Called “Diamond Hill East” at Confluent’s suggestion, the plot currently houses four office buildings, dating back to 1972, according to city records. This property is zoned up to 12 floors.

Earlier this month, Confluent submitted a proposal to develop “Diamond Hill West,” a 3.1-acre parking lot in a complex opposite Alcott Street. The company has proposed two apartments that combine parking spaces for 351 and 264 cars.

The plan does not mention whether the multi-family building is an apartment or a condominium.

Los Angeles-based Gemini Rosemont said the site has potential for redevelopment and launched the entire 10.5 acre site earlier this year. Records show that Gemini Rosemont paid $ 13.5 million for the entire site in 1994.

A Confluent spokesperson acknowledged the submission to the city and said the company plans to release more information in the near future.

At Raleigh, Confluent and Inglewood-based Kelmore Development is developing an exchange at the Boulevard One retail complex, which is seducing Target and Clarks Market as tenants. The company also oversees the development of Vectra Bank’s new headquarters building at the Denver Tech Center.
