If you’ve had too many staycations lately and dream of warm weather and stepping into the beach, you’re not alone!
“This is the busiest thing we have in 20 years,” said Kimberly Robins, who owns her husband Richard and Chatham Vacation Rental.
Robins manages about 100 properties in Chatham, Massachusetts, and receives many early inquiries.
“About 75% are booked because reservations tend to be faster,” she said. “At this time last year, it was 55% before the pandemic.”
“People seem to book earlier and book longer,” said Richard Robbins. “Maybe I’m treating myself in a house that I might not have treated myself a year or two ago. The demand is very high.”
This year’s Steamship Authority has seen more sales than last year on the opening day of those who booked trips to Martha’s Vineyard and Nantucket in the summer. This is another sign that people are planning their trips sooner.
Robins is in conversation with all the lessors and knows what they are thinking.
“People are hesitant to go elsewhere,” Kimberly Robins said. “I definitely hesitate to fly.”
“They are not good at going to Europe,” said Richard Robbins. “They aren’t good at going to the Caribbean, California, or wherever they normally go, so many people stay within driving distance. It’s just more people coming here, probably not here. Let’s … “
Other factors are also affecting the 2021 rental season. Visitors who came to Cape when the international program was canceled last year like it and want to go home. And some owners, who worked remote during the pandemic and enjoyed the peak season, decided to withdraw from the rental market this year.
“We’re not going to rent,” said Michael Davis of New York, who owns the Chatham house he’s rented for the last 16 years. “From my experience last summer, I felt,’Let’s not borrow this summer.’ I’m not saying I’ll never borrow it, but I’ll give it a try and see what it feels like.
Davis says Chatham is one of his favorite places on the planet.
“I like being there all year round, and I’m especially happy to have enjoyed the summer more than ever,” he said.
If you want to rent, ask about cancellation options.
Robins has modified the lease to include a refund if there is a government order or other order issued by a federal or local government authority that prohibits or limits rentals for a pandemic.

“Hotels and tour operators I choose to work with offer flexible cancellation policies,” Brady said. “Most airlines are still flexible with change fees … you have to be careful, read the fine print and ask questions.”
He also says don’t be afraid to ask for flexibility when making reservations.
“They are off-record and more flexible because they don’t want people to come to their property with a COVID and risk it spreading to staff and guests,” Brady said. “Yes, it’s definitely worth asking.”
If you are considering buying travel insurance, make sure you know exactly what it covers. The more expensive “cancel for any reason” policy provides the most flexibility for canceling a trip.
Brady also says it’s a great opportunity to book a bucket list trip that you want to go in 2022 or 2023. High availability, low prices and flexible policies are available before the flood of travelers after COVID.
